Steam Cleaning vs Dry Cleaning: Which Is Right for Your Carpet?

How each method works
Steam cleaning (hot water extraction)
The name "steam cleaning" is a slight misnomer — the water is very hot but not quite steam. In professional carpet cleaning, a truckmount or portable unit heats water to around 95°C, then injects it under pressure into the carpet pile while simultaneously vacuuming out the dissolved soil and detergent. This extraction step is what makes it so thorough: the machine is doing the cleaning and the removal in a single pass.
The hot water breaks down greasy, protein-based, and tannin stains. Combined with the right pre-treatment chemistry, it is the most complete way to deep-clean a residential carpet. The main trade-off is drying time — typically 3–6 hours with air movers, longer without.
Dry cleaning (encapsulation)
Dry carpet cleaning does not mean completely waterless — it means low moisture. An encapsulation solution is applied to the carpet, allowed to dwell, then agitated with a counter-rotating brush machine. The polymers in the solution wrap around soil particles and crystallise as the solution dries. Those crystals are then vacuumed away, taking the encapsulated soil with them.
The result: carpets that are ready to walk on in 30–90 minutes. This speed makes encapsulation the default choice for commercial offices, high-rise apartments, and any situation where downtime matters. The limitation is penetration depth — encapsulation cleans the top of the pile effectively but does not flush soil from the carpet backing or underlay the way hot water extraction does.

- You have a low-pile commercial carpet tile that does not benefit from hot water extraction
- You are managing a high-rise property where flooding risk from water over-wet is a concern
When we combine both methods
In some situations, the best result comes from using dry cleaning first and steam cleaning after — or targeting different areas with different methods. For example, a commercial property might have heavy-traffic corridors that benefit from steam cleaning while the main floor area is maintained with encapsulation. A residential home might have a single high-soil room that needs a steam clean while lightly used bedrooms get a dry encapsulation pass.

What about drying time in Melbourne's climate?
